Brokerage Model / Strutt & Parker

Strutt & Parker have just announced they are adopting a brokerage-style model.

Before we get too excited, it is still an employed role and I doubt very much their brokers will be keeping 70% commission on deals. Nonetheless, it is an interesting shift.

It is also a sign that the talent drain away from the traditional high street model is real. Capable and well-connected agents are increasingly going self-employed.

I believe there are two main factors driving this:

  1. Disillusionment with the high street

I started over 20 years ago in sales on Notting Hill Gate and we weren’t allowed to leave the office between 9am-12pm and 2pm-4pm every day.

It is incredibly embarrassing to tell people they cannot view a property at 10:30am on a weekday.

This outdated approach is still widespread.

Then there is the constant pressure to generate financial services leads when your job should be selling property.

  1. Buyer Guide / Property Search Service

This was supplied on 19 March 2026 for the buyer guide lead magnet.
