I recently got a call from a landlord who had been recommended to me.

He lives overseas and has a flat in Chelsea worth almost £4,000 per month.

He had recently found out he needed a selective licence. As he lives overseas, he needs his agent to appear on it.

His agent, Foxtons, attempted to leverage this and charge another 12% + VAT on top of their letting and management fees.

This would have meant they were taking around a third of his rent.

My fee for appearing on a licence? Zero.

Why would I charge to be a representative on a licence if I was already the letting agent?

Needless to say, I am just about to list the flat.
