Just a simple percentage, agreed up front, with nothing buried in the small print.

I have seen what corporate and high-street agents do with “extras.” A licence appearance fee here. A renewal fee there. A third of a landlord’s rent disappearing into add-ons before he has even noticed.

That is not how I work.

Landlord fees

Tenant introduction and rent collection: 8% + VAT

Fully managed: 13% + VAT

Both fees cover everything you would expect from a personal, hands-on agent: finding the right tenant, negotiating the tenancy, ensuring compliance, and where fully managed, looking after the property as if it were my own.

No selective licence charges. No deposit admin. No surprises.

Sales fees

Sole agency: 1.75% + VAT

Multi agency: 2.5% + VAT

Whether you choose to sell exclusively through me or alongside other agents, the fee is clear from the outset and the service is the same: personal, attentive, and focused on getting you the best outcome.

Fair. Transparent. Good value.

I do not believe good service and fair fees are mutually exclusive. My clients pay one percentage for one service, delivered personally, by me.
